By completing a reservation, signing the Rental Agreement, completing the required pre-arrival documentation, or occupying a PR Rentals property, the Guest agrees to comply with these Terms & Conditions and any property-specific rules disclosed as part of the reservation. The primary Guest is responsible for ensuring that all registered Guests, Additional Guests, visitors, and other individuals associated with the reservation comply with these Terms & Conditions. 1. Check-In & Check-Out Standard check-in begins at 3:00 PM, subject to completion of housekeeping, maintenance, and required pre-arrival procedures. Standard check-out is before 11:00 AM. Access to the property before the authorized check-in time is not permitted unless PR Rentals has provided prior authorization. Guests who remain in the property after 11:00 AM without an approved late check-out will be charged a $100.00 USD Late Check-Out Fee for every hour or portion of an hour that the property is not vacated. Approval of a late check-out must be provided by PR Rentals. A request for late check-out does not constitute approval. 2. Pre-Arrival Requirements & Identification Guests must complete all required pre-arrival procedures before access to the property will be provided. Required documentation includes, as applicable: Signed Rental Agreement. Completed Pre-Arrival or Pre-Check-In Form. Full names of all individuals staying at or accessing the property. Valid government-issued photo identification as required by PR Rentals. For reservations made more than 72 hours before arrival, required documentation must be submitted at least 72 hours before check-in. For reservations made within 72 hours of arrival, all required documentation must be submitted immediately after booking and before property access will be provided. PR Rentals may withhold security/access codes until the required documentation has been received and verified. Failure to timely complete required documentation does not extend the reservation, postpone the scheduled check-out time, or entitle the Guest to a refund or credit for time lost due to delayed access. Identity & Payment Verification For fraud-prevention and reservation-security purposes, PR Rentals requires verification of the Guest's identity and, when applicable, the payment method associated with the reservation. Guests must provide a valid government-issued photo ID as part of the required pre-arrival documentation. When a credit or debit card is associated with the reservation or payment, PR Rentals may require the authorized cardholder to present the physical credit or debit card and a valid government-issued photo ID at the front desk for verification. The information presented must reasonably correspond with the reservation, Guest, payment information, and/or authorized cardholder information, as applicable. PR Rentals may require this verification even when the reservation or payment has already been successfully processed electronically. If the Guest or authorized cardholder refuses or fails to complete required identity or payment verification, PR Rentals may withhold property access until the verification requirement has been satisfied, subject to applicable law and the requirements of the booking platform through which the reservation was made. Failure to complete required verification does not extend the reservation period or scheduled check-out time. 3. Payments Unless otherwise stated in the reservation, required payments must be completed before occupancy. PR Rentals primarily accepts electronic payments, including: Visa. Mastercard. Discover. Debit cards. PayPal. Cash may be accepted only when specifically authorized by PR Rentals. All payments must be made in U.S. dollars. When a reservation is made through a third-party booking platform, payment procedures may also be subject to the requirements of that platform. Credit & Debit Card Submission When PR Rentals requires a credit or debit card for payment, authorization, verification, or security purposes, the card information must be submitted through the authorized secure payment platform or payment link provided by PR Rentals. The payment card submitted must belong to the authorized cardholder unless PR Rentals has expressly approved another payment arrangement. Credit or debit card payments may be subject to the identity and payment verification requirements established in Section 2 – Pre-Arrival Requirements & Identification. Outstanding Payments Failure to complete a required payment may result in denial of access, cancellation where permitted, or collection of the outstanding balance through the applicable booking platform or authorized payment method. 4. Maximum Occupancy & Visitors Each property has an established maximum occupancy as stated in the applicable property listing or reservation. The maximum occupancy must not be exceeded under any circumstances. All individuals accessing or occupying the property count toward occupancy, including: Adults. Children. Registered Guests. Additional Guests. Visitors. Visitors are considered Additional Guests and must be properly disclosed and authorized before entering the property. The primary Guest is responsible for ensuring that the number of individuals present at the property does not exceed the property's maximum occupancy. 5. Additional & Unauthorized Guests Any individual who was not included in the original reservation is considered an Additional Guest, including visitors who enter temporarily and do not stay overnight. Additional Guests are subject to an Additional Guest Fee of $30.00 USD per person, per night. Guests must notify PR Rentals of Additional Guests before those individuals enter the property. When required by the booking platform, the reservation's Guest count must be updated to accurately reflect the individuals accessing or occupying the property. An individual who enters without being properly disclosed and registered is considered an Unauthorized Guest. If an Unauthorized Guest is identified, the primary Guest remains responsible for the applicable $30.00 USD per person, per night Additional Guest Fee in addition to a $100.00 USD Unauthorized Guest Penalty Fee. The $100.00 penalty is separate from, and will be charged in addition to, all applicable Additional Guest Fees. PR Rentals may update the Guest count, submit a reservation modification, request payment, or collect the applicable fee through the booking platform or authorized payment method. Failure to disclose an Additional Guest does not waive the Additional Guest Fee. Refusal to register or pay for an Additional Guest may result in the individual being required to leave. Continued or repeated violations may result in termination of the reservation without refund. 6. Parties, Gatherings & Events Parties, events, and unauthorized gatherings are strictly prohibited unless expressly approved by PR Rentals in writing in advance. This includes parties, celebrations, weddings, receptions, bachelor or bachelorette parties, birthdays, large gatherings, and other organized events. Holding or permitting an unauthorized party, event, or gathering will result in an $800.00 USD Unauthorized Event Fee. The $800.00 fee does not limit the Guest's responsibility for additional documented costs resulting from the violation, including property damage, excessive cleaning, additional trash removal, security response, building fines, repairs, or replacement of damaged property. An unauthorized party or event may result in immediate termination of the reservation and removal from the property without refund. Payment of the Unauthorized Event Fee does not authorize the event or prevent termination of the reservation. 7. Noise & Neighbor Conduct Guests must respect neighboring residents and other Guests at all times. Excessive or disruptive noise is prohibited, including loud music, television, shouting, loud gatherings, excessive noise in common areas, and other activity that unreasonably disturbs neighboring residents or Guests. When PR Rentals receives a legitimate noise complaint or identifies excessive noise, the Guest may receive a warning and must immediately correct the violation. Failure to comply after a warning, or a subsequent noise violation during the reservation, will result in a $250.00 USD Noise Violation Fee per occurrence. Severe disturbances may result in the fee being assessed without a prior warning. Repeated or serious violations may result in immediate termination of the reservation without refund. 8. No Smoking All PR Rentals properties are STRICTLY NON-SMOKING. Smoking or vaping inside the property is prohibited, including cigarettes, cigars, electronic cigarettes, vaping devices, marijuana/cannabis, hookahs, and other smoking or vaping products. Evidence of smoking or vaping inside the property will result in a $1,000.00 USD Smoking Violation Fee. The $1,000.00 fee reflects the substantial cleaning, deodorization, remediation, labor, and operational impact associated with removing smoke odor from a non-smoking property. The fee does not limit the Guest's responsibility when documented remediation or damage costs exceed $1,000.00. Additional costs may include professional odor remediation, specialized cleaning, ozone treatment, replacement of contaminated linens or furnishings, and repair of burns or other damage. A serious or repeated smoking violation may result in termination of the reservation without refund. 9. Pets & Animals Pets and animals are permitted only when properly disclosed and approved in advance. Bringing an unauthorized pet or animal into the property will result in a $300.00 USD Unauthorized Pet Fee per animal. The Guest is additionally responsible for documented cleaning, deodorization, pest treatment, property damage, or other costs resulting from the animal. Payment of the Unauthorized Pet Fee does not authorize the animal to remain at the property. Guests traveling with a service animal must notify PR Rentals before arrival so the request can be documented and reviewed with the property owner. Service animals will be handled in accordance with applicable law and the policies of the booking platform through which the reservation was made. 10. Furniture & Property Setup Guests may not move, rearrange, relocate, remove, or significantly alter the placement of furniture without prior authorization. Unauthorized rearrangement or relocation of furniture will result in a $300.00 USD Furniture Rearrangement Fee. The Guest is additionally responsible for documented damage to furniture, walls, doors, flooring, fixtures, or other property caused by moving furniture. Normal use of movable items such as dining chairs is permitted provided they remain in their designated area and are returned to their proper location. 11. Linens, Towels & Comforters Each bed is supplied with: 2 bath towels 2 washcloths This is the standard towel and washcloth allocation included with the reservation. Guests requesting fresh towels, washcloths, or bedsheets during their stay may request an exchange at the following rates: Towels & Washcloths: $5.00 USD per set, which includes 2 fresh bath towels and 2 fresh washcloths. Bedsheets: $10.00 USD per bedsheet exchanged. For each towel and washcloth set requested, the Guest must return 2 used bath towels and 2 used washcloths. For each bedsheet requested, the used bedsheet must also be returned. This is an exchange service only and does not provide additional linen inventory. Guests may not retain the used towels, washcloths, or bedsheets while receiving a fresh replacement. Lost or Damaged Items Lost, missing, removed, or damaged towels and linens will result in a charge of $50.00 USD per item. Lost, missing, removed, or damaged comforters will result in a charge of $150.00 USD per comforter. Damage includes permanent stains, bleach or chemical damage, burns, tears, holes, excessive discoloration, or other damage that cannot be corrected through standard laundering. Normal wear and tear is not considered damage. 12. Security & Access Codes PR Rentals properties use keyless access systems. Access codes are provided exclusively to authorized individuals associated with the reservation and must not be shared with unauthorized individuals. Guests may not share, publish, alter, reset, disable, bypass, or otherwise interfere with property access codes or electronic access systems. Guests must immediately notify PR Rentals if they believe an access code has been compromised. PR Rentals may deactivate or replace an access code when necessary to protect the property or its occupants. The Guest is responsible for documented damage caused by tampering with electronic locks, keypads, access-control systems, or related security equipment. Intentional tampering may result in immediate termination of the reservation without refund. Access codes are temporary and may be activated and deactivated according to the authorized reservation period. 13. Countertop & Surface Damage Guests must properly care for countertops, vanities, tables, and other surfaces. Guests may not cut directly on countertops, place excessively hot cookware directly on surfaces without protection, use substances that may permanently stain surfaces, or intentionally scratch, burn, chip, stain, or otherwise damage surfaces. Damage beyond normal wear and tear will be the financial responsibility of the Guest. The Guest will be responsible for the documented repair or replacement cost, including applicable materials and labor. 14. Cleaning, Dishes & Garbage Standard departure cleaning covers normal cleaning associated with ordinary use of the property. It does not cover excessive cleaning, excessive garbage removal, dishwashing, prohibited waste disposal, or conditions requiring substantially more labor than a normal turnover. Guests must wash used dishes, glasses, utensils, pots, and pans; properly dispose of food and garbage; and leave the kitchen in reasonably clean condition. Garbage must be secured in appropriate bags and placed in the designated disposal area. Conditions requiring cleaning beyond a normal turnover will result in a $150.00 USD Excessive Cleaning Fee. Examples include excessive garbage, excessive dirty dishes, food or garbage throughout the property, excessive stains or spills, bodily fluids requiring additional cleaning, excessive grease, or significant mess resulting from prohibited activities. The $150.00 fee does not limit the Guest's responsibility when documented specialized cleaning, additional labor, garbage removal, repairs, or other necessary costs exceed the fee. Guests may not dispose of grease, food, wipes, sanitary products, solid objects, or inappropriate materials through sinks, toilets, showers, or drains. Guest-caused blockages or damage will be charged at the documented cost of plumbing services, repairs, and resulting property damage. 15. Property Damage The primary Guest is financially responsible for damage, loss, or destruction caused by the primary Guest or any individual associated with the reservation. Guests are responsible for damage beyond normal wear and tear. Applicable charges may include documented costs for materials, repair services, labor, installation, delivery, replacement, or specialized cleaning directly related to the damage. If an item cannot reasonably be repaired, the Guest may be responsible for its documented replacement cost. Guests must immediately report damage occurring during the reservation. Property-owned furniture, appliances, electronics, decorations, linens, kitchenware, equipment, or other items must not be removed from the property. Completion of the reservation does not eliminate responsibility for damage discovered and documented following check-out. 16. Reporting Damage & Maintenance Problems Pre-existing damage, missing items, or maintenance concerns must be reported within 24 hours of check-in. Whenever reasonably possible, Guests should provide photographs or videos documenting the condition. Any new damage, leak, malfunction, plumbing issue, electrical problem, A/C problem, or other condition arising during the stay must be reported immediately after discovery. Guests must take reasonable steps to prevent additional damage and follow reasonable instructions from PR Rentals. Failure to promptly report a known problem may result in the Guest being responsible for documented additional damage caused or substantially worsened by the failure to report it. Failure to report an issue does not automatically make a Guest responsible for a pre-existing condition. 17. Air Conditioning & Electronic Devices The standard air-conditioning temperature established by PR Rentals is 72°F. Guests may use the air-conditioning system normally but must not tamper with, modify, override, or interfere with established settings, controls, or equipment. Guests may not: Alter restricted or programmed temperature settings, Attempt to override system controls, Remove, open, or manipulate thermostats or control panels, Manipulate temperature sensors, Disconnect or reconnect air-conditioning equipment, Alter electrical connections or breakers, Block vents or air-conditioning equipment, Dismantle any portion of the system, Attempt repairs or maintenance, Make any unauthorized modification to the equipment. If a Guest experiences discomfort or believes an adjustment is necessary, the Guest must contact PR Rentals for assistance rather than modifying the system. Windows Must Remain Closed Windows must remain completely closed at all times and are not to be opened by Guests under any circumstances. Guests may not open, unlock, force open, remove, modify, or otherwise tamper with any window. This requirement is intended to maintain proper operation of the air-conditioning system, control humidity and moisture inside the property, prevent unnecessary energy loss, and protect the property from outside elements. If a window is found open, the Guest must close it immediately upon instruction from PR Rentals. Guests will be financially responsible for documented damage, repair costs, excessive moisture remediation, or other documented costs directly resulting from opening or tampering with a window. Guests must immediately notify PR Rentals if an air-conditioning unit: Is leaking, Freezes or develops ice, Produces unusual noises, Displays an error message, Stops cooling properly, Shuts off unexpectedly, Shows any other indication of malfunction. Guests must not attempt to correct or repair the problem themselves. The Guest will be responsible for the documented cost of inspection, repair, labor, parts, or replacement when an air-conditioning unit, window, or related equipment is damaged as a result of tampering, misuse, negligence, unauthorized modification, or attempted repair. Guests must use televisions, appliances, and other electronic devices only for their intended purposes. Guests may not dismantle, modify, tamper with, relocate, or attempt unauthorized repairs to electronic equipment or appliances provided at the property. Damage resulting from misuse or unauthorized tampering will be the financial responsibility of the Guest. 18. Internet, Wi-Fi & Service Interruptions Wi-Fi internet access is provided at the property as an amenity for Guest use. Guests will receive the applicable Wi-Fi network information and password when available as part of their check-in information. Internet service is provided through third-party telecommunications and internet service providers. PR Rentals makes reasonable efforts to maintain functioning internet service; however PR Rentals does not guarantee uninterrupted internet service, specific internet speeds, or continuous connectivity throughout the reservation. Internet service may experience interruptions, reduced speeds, area-wide outages, maintenance periods, equipment failures, or other disruptions outside the reasonable control of PR Rentals. Guests experiencing an internet or Wi-Fi problem must notify PR Rentals as soon as reasonably possible so that the issue can be reviewed and, when appropriate, reported to the applicable service provider. During an area-wide internet service interruption, a dedicated hotspot may be requested for temporary use at an additional cost. Hotspot service is subject to equipment availability, network coverage, and service availability from the applicable telecommunications provider. PR Rentals does not guarantee that a hotspot will be available during an internet outage. Any applicable hotspot charge will be disclosed to the Guest before the service is provided. Temporary interruption, reduced speed, or loss of service caused by a third-party provider, area-wide outage, infrastructure failure, maintenance, weather, or another circumstance outside PR Rentals' reasonable control does not automatically entitle the Guest to a refund, credit, cancellation, or reduction in the reservation price. If internet service is unavailable for more than 24 consecutive hours, any refund or credit issued specifically because of the service interruption will be limited to a maximum total of $50.00 USD for the entire reservation. 19. Water & Electricity Service Interruptions Water and electricity services are dependent, in whole or in part, on the applicable public utility and third-party infrastructure serving the property. PR Rentals makes reasonable efforts to provide functioning water and electricity throughout the Guest's reservation but cannot guarantee uninterrupted public utility service. Water availability is dependent on service provided through Puerto Rico's public water system and applicable infrastructure serving the property. Water service may be interrupted due to area-wide outages, rationing, maintenance, infrastructure failures, government action, weather conditions, emergencies, or other circumstances outside the reasonable control of PR Rentals. Certain properties may be equipped with a water cistern to reduce the impact of temporary water-service interruptions. A cistern is a backup resource and does not constitute a guarantee of unlimited or uninterrupted water service. During a water-service interruption, Guests must use available water responsibly to preserve backup supplies. Electricity is dependent on Puerto Rico's electrical grid and applicable infrastructure serving the property. During electrical outages, certain properties may be equipped with a backup generator intended to provide temporary electrical service. Generator service is subject to: Equipment capacity, Fuel availability, Required maintenance, Mechanical or electrical failure, Safety shutdowns, Repairs, Other circumstances affecting operation. The presence of a generator does not constitute a guarantee of continuous or uninterrupted electrical service. Temporary generator interruptions reasonably necessary for maintenance, inspection, repair, refueling, safety, or proper operation do not automatically entitle the Guest to a refund or credit. If the generator experiences an unexpected mechanical or operational failure, PR Rentals will make reasonable efforts to restore backup service as circumstances permit. Guests must notify PR Rentals as soon as reasonably possible if they experience a loss of water or electricity so that PR Rentals can determine whether the condition is property-specific or part of a wider service interruption. A temporary water or electricity interruption caused by an area-wide outage, public utility provider, infrastructure failure, weather event, government action, scheduled maintenance, generator maintenance or failure, or another circumstance outside the reasonable control of PR Rentals does not automatically entitle the Guest to a refund, credit, cancellation, relocation, or reduction in the reservation price. If water or electricity service is unavailable for more than 24 consecutive hours, any refund or credit issued specifically because of the service interruption will be limited to a maximum total of $50.00 USD for the entire reservation. The $50.00 maximum applies to the entire reservation and not $50.00 per day of interruption. 20. Maintenance Access & Repairs Guests agree to provide PR Rentals and authorized personnel reasonable access when necessary to inspect, maintain, repair, or protect the property. PR Rentals will make reasonable efforts to notify the Guest before non-emergency entry. PR Rentals may enter without prior Guest approval in an emergency when immediate access is reasonably necessary to protect individuals or property. A Guest who reports a maintenance issue requiring inspection or repair may not unreasonably refuse necessary access. The Guest does not need to be physically present for authorized maintenance. Guests may not hire contractors, perform significant repairs, modify equipment, or authorize work on the property without prior authorization from PR Rentals. 21. Safety & Security Equipment Guests must not tamper with, disable, remove, obstruct, damage, or interfere with safety or security equipment. This includes smoke detectors, carbon monoxide detectors where applicable, fire extinguishers, emergency exits and doors, authorized exterior/common-area security cameras, electronic locks, access systems, emergency lighting, and signage. Emergency exits must remain accessible and unobstructed. Certain properties or common areas may have exterior security cameras. Security cameras are not installed inside private living or sleeping areas. Guests may not cover, disconnect, reposition, obstruct, damage, or disable authorized security cameras. Tampering with safety or security equipment constitutes a serious violation and may result in immediate termination without refund. The Guest is responsible for documented repair or replacement costs resulting from unauthorized tampering or damage. 22. Guest Conduct & Prohibited Activities Guests must respect the property, neighboring residents, other Guests, PR Rentals personnel, and applicable building or community rules. Prohibited conduct includes: Illegal activity. Threatening, violent, aggressive, or abusive behavior. Intentional property destruction. Unauthorized commercial activity. Unauthorized entry into another apartment or restricted area. Interference with neighboring properties or common areas. Interference with authorized PR Rentals personnel. Refusal to comply with reasonable safety or property-protection instructions. Guests are responsible for documented fines or charges imposed on PR Rentals or the property as a direct result of their violation of applicable building or community rules, to the extent permitted by applicable law and booking-platform rules. Serious violations may result in immediate termination of the reservation without refund. 23. Personal Belongings & Items Left Behind Guests are responsible for safeguarding and removing their personal belongings. PR Rentals is not responsible for personal property that is lost, misplaced, stolen, forgotten, damaged, or left unattended, except where responsibility cannot legally be excluded. PR Rentals will make reasonable efforts to locate reported items left behind but does not guarantee recovery. If an item is located and the Guest requests its return, the Guest is responsible for all shipping, packaging, courier, postage, and related costs. Items not claimed within 30 days after check-out may be considered abandoned and may be discarded, donated, or otherwise disposed of, except where applicable law requires otherwise. 24. Cancellations, Refunds & Reservation Changes Each reservation is subject to the cancellation and refund policy disclosed and accepted at the time of booking. A Guest wishing to cancel must submit the cancellation through the booking channel through which the reservation was made, when applicable. Cancellation does not automatically entitle the Guest to a refund. Reservations booked under a non-refundable rate are non-refundable, except where required by law or expressly authorized by PR Rentals. Guests who voluntarily leave before their scheduled check-out date are not entitled to a refund for unused nights. Reservation modifications are subject to availability and approval and may result in changes to the reservation price, Additional Guest Fees, taxes, or other charges. When a refund is approved, processing time may depend on the booking platform, payment processor, bank, or card issuer. PR Rentals does not control third-party processing times after submitting an approved refund. Reservations through third-party booking platforms remain subject to applicable platform procedures and policies. 25. Parking & Vehicles Parking is property-specific. Villamil Properties PR Rentals' Villamil properties have street parking available in the surrounding area. Street parking is public and is not reserved, controlled, managed, or guaranteed by PR Rentals. Guests are responsible for complying with posted signs, restrictions, meters, and applicable parking laws. Piccioni Property PR Rentals' Piccioni property offers on-site paid parking subject to availability. The fee is: $30.00 USD per vehicle, per night, payable in cash at the front desk. Parking is not automatically included and is not guaranteed unless availability has been confirmed by PR Rentals. Each additional authorized vehicle is subject to the same $30.00 per vehicle, per night fee. Other Properties Unless specifically stated otherwise in the listing or reservation, parking is not provided by PR Rentals. Guests are responsible for making their own parking arrangements. Guests may not park in unauthorized spaces or block entrances, exits, gates, sidewalks, emergency areas, or other vehicles. Guests are responsible for documented towing charges, parking citations, or building fines resulting from unauthorized or improper parking. Vehicles are parked at the Guest's own risk, except where responsibility cannot legally be excluded. Fixed fees do not limit the Guest's responsibility for separate, documented property damage, repair, replacement, specialized cleaning, remediation, fines, or other costs when those costs are expressly recoverable under these Terms & Conditions. Where multiple violations arise from the same incident, applicable fees and actual documented costs may be assessed according to the distinct violation or loss involved. PR Rentals reserves the right to assess the applicable fee for each separate or repeated occurrence of the same violation during the Guest's stay. Each independently identified occurrence may be treated as a separate violation and charged accordingly. PR Rentals will not characterize the same documented expense as two separate damage charges; however, this does not prevent PR Rentals from assessing separate violation fees when the same rule or policy is violated on multiple occasions. ACCEPTANCE OF TERMS By completing the reservation and/or occupying the property, the Guest acknowledges that they have reviewed and agreed to comply with these Terms & Conditions. The primary Guest accepts responsibility for ensuring that all individuals associated with the reservation comply with these Terms. Violation of these Terms may result in applicable fees, recovery of documented damages or costs, removal of unauthorized individuals, or termination of the reservation where provided under these Terms and permitted by applicable law and the applicable booking platform.
