House Rules & Security Deposit We want all guests to have a comfortable stay and kindly ask that the property and its contents are treated with care. A £50 refundable security/damage deposit is required. Following check-out and inspection of the property, the deposit will be returned provided there are no applicable deductions. Check-out Check-out is strictly by 10:00 AM. Late check-out must be agreed with us in advance. Where guests remain in the property after 10:00 AM without prior agreement, the following charges may apply: - Up to 30 minutes late: £20 - 30–60 minutes late: £40 - More than 60 minutes late: £40 plus any additional reasonable costs incurred, including cleaning-team waiting costs where applicable. Cleaning & Rubbish The cleaning fee included with the booking covers normal changeover cleaning, including vacuuming, dusting, cleaning surfaces, and changing bed linen and towels. It does not cover additional work such as: - excessive dirt or mess; - washing dishes; - removing food or other items left in the fridge/cupboards; - excessive rubbish or rubbish disposal; or - additional cleaning substantially beyond a normal changeover. Where additional cleaning or rubbish removal is required, a charge of £15–£35 may apply depending on the additional work required. Guests are therefore asked to leave the property in a reasonable condition, wash used dishes, remove food and personal items, and dispose of their rubbish before departure. Guest Numbers & Maximum Occupancy The reservation must accurately reflect the number of guests staying at the property. The standard occupancy/rate covers up to 6 guests. For 7 or 8 guests, an additional charge of £30 per additional guest applies in accordance with our occupancy pricing. Additional guests must be included in the reservation or agreed with us in advance. Where undeclared guests are found to be staying at the property, the applicable additional guest charge may be requested. Maximum occupancy is 8 people. More than 8 occupants are not permitted. Damage Guests are responsible for treating the property, furniture, appliances, fixtures and fittings with reasonable care. Any damage occurring during the stay should be reported to us as soon as possible. Reasonable repair or replacement costs for guest-caused damage may be charged following inspection and supporting evidence where applicable. Deposit & Additional Charges Where permitted under the applicable booking/deposit terms, applicable charges may be deducted from the £50 deposit. If the reasonable costs arising from damage or applicable additional charges exceed the deposit held, payment of the outstanding amount may be requested separately. Photographs, invoices, cleaning records or other supporting evidence may be used where necessary. By staying at the property, guests are expected to comply with the property rules and the conditions of their confirmed reservation.
