Guests are required to send a photo of their ID a week prior to arrival. Instructions on how to check-in will be provided afterwards. 1. Verification & Security Deposit: Lead guest must complete online verification with a matching government photo ID prior to access code release. A pre-authorised security deposit hold of up to £300 is secured 2 days prior to arrival and released within up to 5 working days post-checkout following inspection. 2. 3-Hour Defect Reporting Window: Cleanliness, plumbing, heating, or inventory defects must be reported within 3 hours of arrival (or by 22:00 if arriving after 19:00) with photo/video evidence to allow immediate rectification. No retrospective refunds or self-relocation claims are approved for issues reported after checkout or without granting access. 3. House Care & Waste: Domestic rubbish must be bagged and placed into designated external council bins prior to departure. Excessive rubbish accumulation, fly-tipping, or extreme messes requiring abnormal turnaround time will be billed to the deposit. 4. Lost Property: We accept no liability for items left behind. Low-value items (clothing, toiletries, chargers) are not stored and are disposed of after 12:00 PM on departure day. High-value items (laptops, jewellery, passports) are held for 7 days and returned strictly at the guest's expense via tracked courier plus a £30 admin fee. 5. No Smoking, Vaping or EV Charging: Strictly no smoking, vaping, or candles anywhere indoors, on balconies, or in communal areas. EV charging from domestic 3-pin sockets is forbidden due to fire risks. Breaches incur full chemical deep-clean/sanitisation costs. 6. Occupancy, Quiet Hours & Conduct: Strictly no parties, gatherings, pets, or unregistered visitors. Quiet hours: 23:00–07:00. Mail/parcel delivery or using the address for registration is strictly prohibited. 7. External Outages: Third-party utility, municipal grid, or telecom/Wi-Fi area outages outside our direct control do not constitute host default. 8. Check-Out: Strictly by 10:00 AM. Unauthorised late check-outs or keys locked inside cylinder locks incur operational delay and locksmith fees.Guests are required to show a photo identification and credit card upon check-in.
