These are in place to protect the property, respect our neighbours, and ensure a pleasant stay for all guests. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ No illegal Substances ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The storing, use, or distribution of illegal substances is strictly prohibited. Any breach of this rule will result in immediate eviction without refund. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Noise & Respect for Neighbours ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Quiet hours are from 10:00 pm to 8:00 am, seven days a week. Guests must be respectful of neighbours at all times. Excessive noise, including outside of quiet hours, may result in eviction without refund. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Damages & Left Items ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Please report any accidental damage as soon as possible. Replacement or repair costs may apply. If personal items are left behind, we are happy to arrange postage. A $45 handling fee plus postage costs will apply to cover staff time and administration. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Lost Keys and Lockouts ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ If you require assistance due to a lockout: $50 call-out fee (before 6:00 pm) $150 call-out fee (after 6:00 pm and all day on weekends) Lost keys or swipe cards — including where lock replacement is required — will be charged at cost (typically $250 or more). If a lost key is later found at any location and we are required to attend to collect it, the applicable call-out fee will apply. Alternatively, guests may collect our office spare key set at no charge. The original key must be returned to us as soon as access to the property has been regained. Failure to promptly return the key may result in replacement charges. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Registered Guests Only ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Only guests listed on the reservation may stay overnight. Day visitors are permitted; however, all overnight guests must be included on the booking. If you wish to add an additional guest, you must contact us in advance. An additional charge of $30 per person, per night will apply. Our property is prepared according to the number of registered guests, and we require advance notice to provide appropriate linen, towels, and amenities. Unauthorised overnight guests will incur a $100 fee per person, per night, and the reservation may be cancelled without refund. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Caring for the Property ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Please treat the property with care and respect. Wash and put away dishes. Dispose of rubbish appropriately. Avoid leaving food out, as this may attract pests. Please do not apply fake tan at the property, as it can stain linens and towels. A black face washer is provided for makeup removal — please use this to avoid staining white linen. The cleaning fee covers standard cleaning and laundering of linen and towels. Excessive mess, stained linen (including from fake tan or makeup), additional cleaning time, or excessive laundry resulting from your stay will incur additional charges. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Plunge Pool/ Spa Operation & Rules ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The spa is available daily from 7pm to 9pm. During the morning, it can still be used as a plunge pool, while the filtering system is running to clean the water. Use of the pool/ spa is at your own risk. The property owner is not liable for any accidents, injuries, or loss related to their use. Children must be supervised at all times. - Shower or hose off before entering to remove sand, dirt, or sunscreen. - No soaps, bubble baths, or oils in the spa — these damage the system. - No sand inside the spa — it clogs filters and causes costly damage. - No glass in the pool area. Please use caution with food around the pool. Contamination may result in additional fees & cleaning fees, including full emptying and refilling if necessary. - Please avoid bringing any beverages (besides water) as spills may cause permanent staining to Travertine stone & costs $1000s to replace. Any stains may result in additional fees - The Spa not to be used past 9pm. - Recommended max spa use: 2 hours per session for comfort and safety. To Turn On: 1. Please send your host a message via Airbnb messages to request for the spa to be turned on. We’ll start the jets & heating process remotely. Heating speed depends on outside temperature, approximately 3 hours. Please plan ahead based on this. To Turn Off: 1. Please send your host a message via Airbnb messages to request for the spa to be turned off. The spa will automatically turn off at 9pm. 2. Spa will automatically turn off after 2 hours use, in line with the recommended safety guidelines. ~~~~~~~~~~~~ BEFORE YOU BOOK ~~~~~~~~~~~~ Check-in & Check-out: Check-in is from 3:00 pm on your arrival day, and check-out is by 10:00 am on your departure day. Please plan your travel accordingly. Early check-in or late check-out may be accommodated subject to availability. To guarantee early arrival or late departure, please consider booking an additional night, as our housekeeping team requires time to prepare the property between stays. ~~~~~~~~~~~~ LATE CHECK-OUT ~~~~~~~~~~~~ If you stay past your check-out time of 10:00 am without prior approval, and the housekeeper is kept waiting to start their work, a fee may be charged to compensate for the cleaner’s time. Late check-out must always be approved in advance to avoid any additional fees. ~~~~~~~~~~~~ THIRD-PARTY BOOKINGS ~~~~~~~~~~~~ Airbnb does not allow third-party bookings, meaning the guest making the booking must be part of the group staying at the property. On occasion, we may allow third-party bookings if you contact us before confirming your reservation and agree to pass on all messages between us and the guests staying. ~~~~~~~~~~~~ SAME-DAY BOOKINGS ~~~~~~~~~~~~ Housekeeping requires at least one full day lead-time to ensure a 3:00 pm check-in. Last-minute bookings may not guarantee a 3:00 pm check-in. Guests should be prepared for a later check-in if necessary. ~~~~~~~~~~~~ STARTER SUPPLIES ~~~~~~~~~~~~ We provide a selection of essential starter supplies to help you settle in and feel at home, so you don’t have to rush to the shops on arrival.
