By booking this property, you agree to the following house rules. Violations may result in additional fees, cancellation of your reservation, or loss of unused nights. ⏰ Check-In & Check-Out • Standard check-in: 4:00 PM • Standard check-out: 10:00 AM Early or late check-in/check-out must be arranged in advance: • $50 per hour with advance notice • $75 per hour for last-minute requests Unapproved early check-in or late check-out may result in a $100/hour fee. 🐾 Pets Pets are not allowed due to severe allergies. Unauthorized pets may result in $500 additional cleaning and $500 unauthorized pet fees. 🌡️ Thermostat & AC • Thermostat is limited between 68–80°F. • The AC system will not cool more than 15–20°F below outside temperature, which is normal for Texas HVAC systems. Improper use that freezes the AC system may result in a $500 service fee and may require a system reset. 📷 Security & Safety • Exterior security cameras are located at the entrance and rear of the home for safety and security. • There are no cameras inside the home. Tampering with or disabling security cameras will result in immediate cancellation of the reservation with no refund. A valid government-issued ID may be required for booking verification. 🔇 Noise & Quiet Hours Quiet hours are 10:00 PM – 7:00 AM. Please respect the neighbors and neighborhood: • No loud music • No parties or events • No illegal activity or drug use Violation may result in a $1,000 fee and immediate termination of the stay. 🚗 Parking Please park in the designated driveway areas. Guests are responsible for any fines, towing fees, or damages caused by violating parking rules. 🚭 Smoking & Drug Policy Smoking or drug use inside the home is strictly prohibited. Violation will result in a $1,000 cleaning and remediation fee. 🧹 Cleanliness Please maintain the property in good condition during your stay and clean up after yourself. Report any cleaning concerns within the first few hours of check-in so we can address them promptly. 🔥🍢 Grill Policy: You’re more than welcome to use the grill! We just ask that you please clean it after use to keep it ready for the next guest. To cover the cost of professional cleaning, a $35 fee will be applied if it’s left uncleaned. 🗑️Trash, Recycling, & Waste Management Policy -Daily Sorting: To comply with local regulations and keep the property pristine, please sort your trash during your stay. Separate standard household garbage from recyclables (cans, plastics, and cardboard) and place them in their respective bins. -Post-Event/Party Disposal: If you host an approved gathering or party that generates a high volume of waste, all trash must be immediately bagged, tied securely, and placed completely inside the outdoor rolling bins. -Overflow & Fees: Leaving loose trash bags outside of the bins attracts pests and upsets our neighbors. All trash must fit inside the provided outdoor bins with the lids completely closed. Any loose or unsorted garbage left scattered around the bins or property will result in a $200 excessive trash removal fee. 🧹 Fabric & Linen Policy Any unremovable stains on linens, towels, blankets, duvets, pillowcases, or other fabric items will be charged to the guest. Charges depend on the severity of the stain and are based on actual invoices from professional cleaning or restoration services. 💧Pool Maintenance & 🌿 Please note that a professional pool service technician or Landscape Maintenance may show up during their stay and visits once a week for routine cleaning and maintenance. 📦 Deliveries Mail or package deliveries are not permitted to the property address. 🏠 Additional Information • Smart TVs are provided for streaming (no cable service). • Scheduled maintenance may occasionally require property access (advance notice will be provided). • Towels are provided per guest, and a washer and dryer are available for use. • There is no daily housekeeping; linens and towels remain in the home during your stay. • The home is not childproofed.
