By booking and staying, you agree to these terms. ~~~~~~~~~~~~~~~~ ✦ Important Information ~~~~~~~~~~~~~~~~ >>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking. >>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes. >>For reservations made within 3 days of arrival, we require guests to provide a selfie while holding the credit card used for the booking as an added security measure. This helps us verify the validity of the reservation and protect against fraudulent transactions. >>A security deposit (bond) is required and will be authorised separately. Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction. >>No schoolies or toolies permitted. ~~~~~~~~~~~~~~~~ ✦ Guest Capacity ~~~~~~~~~~~~~~~~ >>The property hosts up to 4 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance. >>If more than 4 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund. ~~~~~~~~~~~~~~~~ ✦ Guest Rules ~~~~~~~~~~~~~~~~ >>Parking is limited: maximum of 1 car. >>Special requests ( ie extra bedding) must be made 48 hours in advance. >>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required). >>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access. >>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.) >>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond. >>Neighbour complaints = immediate removal or cancellation of booking >>Accidental/deliberate damage will incur repair or replacement charges. >>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ ✦ Guest Infringements & Penalties ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ >>Guests are liable for all costs from breaches or damages. Security staff may inspect the property if issues arise. >>Unauthorised guests: Bond forfeited + immediate eviction. >>Parties / functions / gatherings: loss of Bond plus an additional $3,000 fine + booking terminated with no refund. >>Smoking: $1,000 “Smoke Damage” cleaning fee. >>Security call-outs: >>>>>>1st call-out: $250 >>>>>>2nd call-out: $500 + immediate eviction. >>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine. ~~~~~~~~~~~~~~~~ ✦ Security Bond ~~~~~~~~~~~~~~~~ >>A refundable security bond is required: >>>>>>$250 – 1 & 2 bedroom units >>Group stays ie Special occasion stays (boys/ girls weekends or similar events – A higher bond of up to $5,000 may be required. Please contact us for approval before booking. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ ✦ Booking & Stay Rules ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ >>Check-in: from 3:00 pm >>Check-out: by 10:00 am (unless arranged in writing) >>Late check-out without notice: $100 per hour (cleaners waiting fee). >>Early check-in: may be requested within 24 hrs of arrival (subject to availability, may incur a fee). >>Late check-out: must be requested at least 24 hrs before departure (subject to availability, may incur a fee). >>Please respect neighbours at all times when entering, leaving, and staying at the property. >>Only registered guests are permitted on the property unless prior written approval has been granted. >>Any unauthorised guests = immediate eviction + cancellation with no refund. ✅ By booking this property, you confirm that you have read and agree to all of the above requirements.
