Smoking & Vaping Smoking and vaping are strictly prohibited inside the property. Smoke alarms must never be covered. Conduct & Use of Property The property must not be used for: • Parties or events • Illegal activities • Unauthorised commercial use Only registered guests are permitted to stay unless agreed in advance. Noise Please be respectful of neighbours at all times. Quiet hours are from 10pm – 8am (please also be mindful in corridors). Cleanliness & Care Guests are expected to leave the property in a reasonable condition. Excessive mess, damage, or misuse may result in additional charges. Additional Charges Unauthorised pets, smoking, drug use, vaping, or breaches of house rules may result in an additional charge of up to £100 to cover extra cleaning, deodorising, security, and associated costs. Please note that an additional charge of GBP 20 will apply for late check-out. All requests for check-out outside of scheduled hours are subject to approval by the property and must be requested at least 2 days before arrival. Please note that additional towels and bed linens will incur an additional charge as follows: - Extra towel sets for up to 2 guests will incur an additional charge of GBP 10 - Extra bed linen sets will incur an additional charge of GBP 15 per bed ★ Lost Property Returns ★ If you leave belongings behind, we will do our best to help arrange their return. Please note that a flat £10 fee applies to cover postage, packaging, and handling for sending lost items back. For larger or high-value items requiring special delivery, additional postage costs may apply. Any unclaimed items may be disposed of after 30 days. Early check-in may be available upon request and is subject to availability. Please note that check-in from 1:00 pm is available for an additional charge of £20. ★ Starter Supply of Essentials ★ We provide a small selection of starter supplies to help you settle in comfortably. Should you require additional items during your stay, guests are welcome to replenish these as needed once the initial supplies have been used. This property does not accommodate bachelor(ette) or similar parties. Please note that the property offers limited hanging and storage space. Guests also have the option to enjoy a co-workspace located on the ground floor, featuring an outdoor terrace, complimentary drinks, and a breakfast bar, available for a £50 supplement.This property will not accommodate hen, stag or similar parties.
