Important information
- The neighbours are very sensitive and have young children so it is very important to respect their sleep times both when in the property and when in the street.
Please also treat the neighbours with respect.
- We kindly ask you to please take off your shoes once in the property and especially before going on the carpets.
- If smoking outside the property; please do so with the door closed, as smoke can travel back into or be blown back into the property.
- To satisfy our security and safety policies every person who books the property must provide the identity and mobile number for the main guest who is staying at the property. And this would need to be updated if the main guest changes.
- The identity must confirm the address of the guest. If the identification does not, then another form of documentation must be supplied to verify the address. This will need to be supplied 7 days before check in or for last minute bookings this will need to be supplied on the day of booking. In the case of a last minute booking for 1-2 nights the property may additionally request the identity of all the guests. If these are not provided the property may cancel the booking without refund. If the host is abused or harrassed by guests wanting an early check in or is made to feel uncomfortable by the guest, then the host reserves the right to cancel the reservation without refund.
- In order to prevent parties and disruption to the neighbours; we have now installed a device that detects the number of people in the property, whether smoking is taking place in the property and whether the noise level is excessive during the stated quiet times. This is linked to a guarding service who will visit the property if the rules are broken. If guards visit, guests may be asked to leave or be removed from the property. This would be without refund and all costs for the guarding service would be passed to the guest. If the device is interfered with, broken or removed that will result in removal from the property and associated costs being passed to the guest.

Please be aware that the main reason we have quiet hours is to protect the sleep of the neighbours and their young children.
**Security note:
Please be aware that to provide all of our guests, neighbours, staff and property with utmost security, we do request that one form of Identification (drivers license or passport) be forwarded prior to your check in date, this should be no less than a week before, or in the case of last minute bookings, on the day of booking. This can be sent via booking.com messaging portal or via other media.
We are registered with the Information Commissioners Office (ICO) and will remove the records once your booking has been completed and closed (usually within 14 days of your check out date).This property will not accommodate hen, stag or similar parties.
