1. Mountain Environment and Weather Act of God The property is located in a mountainous region where weather conditions can be unpredictable and change rapidly. Access & Road Conditions: Guest(s) acknowledge that mountain roads can be steep, winding, and icy. Four-wheel drive (4WD), all-wheel drive (AWD), and/or snow chains may be required during winter months. No refunds or modifications to bookings will be given due to road conditions, weather closures, or the inability to access the property. Power & Utilities: Power outages, internet disruptions, and satellite outages can occur during mountain storms. The property management/owner is not responsible for utility outages caused by weather or regional grid issues. 2. Terrain, Wildlife, and Outdoor Safety Natural Hazards: The surrounding terrain may include steep drop-offs, uneven ground, rocks, slippery snow/ice, and unpaved paths. Guests assume all risk when utilizing outdoor areas, decks, and walkways. Wildlife Encounters: The property is situated in a natural habitat for wildlife (including, but not limited to, bears, mountain lions, coyotes, rodents, and insects). Guests must practice proper food storage and trash disposal using the provided animal-proof receptacles. Feeding or approaching wildlife is strictly prohibited. The owner is not liable for any encounters, injuries, or property damage caused by wildlife. 3. Property Amenities (Decks, Fireplaces) Decks and Balconies: Guests must exercise extreme caution on decks and stairs, especially when wet, icy, or snow-covered. Children must be supervised at all times. Fireplaces & Fire Pits: If the property features a wood stove, fireplace, or outdoor fire pit, guests must strictly adhere to provided operation instructions and local fire bans. Fires must never be left unattended. 4. Personal Property and Liability Limitation The owners and property managers are not responsible for the loss, theft, or damage of any personal property belonging to the guest(s) during their stay. By finalizing this booking, the guest(s) agree to indemnify and hold harmless the property owner and its representatives from any and all claims, liabilities, damages, or personal injuries arising out of or in connection with the occupation or use of the property.Guests are required to show a photo identification and credit card upon check-in.
