Airbnb Apartment-House Manual, Policy & Rules-Apartment Access •This unit is a private apartment with its own entrance at the front of the house. •Rental applies only to the apartment described in the listing and does not include the entire house. •When you check in, you’ll receive your door code directly from Airbnb. Check-In / Check-Out • Check-in: After 2:00 PM | Check-out: 11:00 AM • Late check-out: $100 fee • ID Required: Upload a valid photo ID via Airbnb 2 days before arrival. Internet: Wi-Fi Username: Calouvar | Password: posted on the fridge and bedroom nightstands. • Please help us save energy by turning off lights when you leave the apartment. Non-Smoking / Drugs / Vaping •Strictly prohibited inside the apartment, outside, in the backyard, and within 50 feet of the property. •Violations will result in: • $300 fine • Immediate eviction without refund • Deposit retention for deep cleaning • Additional charges for damages (burns, stains, odors, etc.) Contact & Support Please notify us within the first 24 hours of your stay if you notice anything unexpected in the apartment so we can assist promptly. During your stay, always contact us first through the Airbnb app. If I don’t respond within 90 minutes (between working hours 8:00 a.m. and 8:00 p.m.) Please try calling me. Refund Policy We cannot provide refunds or compensation for cancellations or for failure to read or follow house rules, such as bringing in pets, having unregistered or additional guests, visitors, or leaving minors without a registered adult on the day of arrival. Heating & Cooling (Winter Season Update)!! – Please Read Before Arrival • Just a quick note and update about the temperature adjustment: The main thermostat is inside my home, not in the Airbnb unit, so the main house and Airbnb apartment share the A/C and heating. Here’s what you need to know: winter is officially here, and for safety reasons, the A/C has been turned off for the season to prevent frozen pipes. It will stay off until next summer. The winter season in Denver usually runs from mid-October through mid-May. • Please Note That There Is No Individual Thermostat Inside the Apartment Airbnb Unit. • The apartment has vents you can open or close fully or partially to adjust the airflow if it feels too warm or too chilly. • While the unit is equipped with automatic heating and air conditioning that runs 24/7, I can adjust the thermostat warmer in winter and cooler in summer remotely to ensure your comfort. • Too cold? Extra blankets are provided. (I can always set the thermostat a little warmer in winter) • If you prefer cooler air in winter, we can provide an electric stand fan — send us a quick message! • The heating system will stay on automatically 24/7 to protect the property. • Please understand we can't turn off the system heating completely in winter. Please be considerate — we aim for comfort for everyone in the house, so extreme temperature requests aren’t possible. Alexa & Smart Lights Welcome to Your Smart Airbnb Experience! Here’s how to use them: The bedroom tree lamp, entrance lights, living room lights, and bathroom fan/light all connect to Alexa. • Just say: “Alexa, turn on/off the light tree.” • “Alexa, turn on/off the entrance lights. • “Alexa, turn on/off the living room lights.” • “Alexa, turn on/off bathroom light. Comfort & Amenities • Bedroom: Queen-sized bed • Living room: Queen sofa bed with inflatable mattress layer • Extra Blankets: You’ll find a navy queen-size blanket and a cozy, thicker gray one stored inside the ottoman at the foot of the bed. If you’d like more, just let us know — we’re happy to bring extra! • Suitcase stands in the entrance closet, a rolling clothes rack under the bed • Smart TV, high-speed Wi-Fi, Alexa-enabled lamps • Coffee & tea bar in bohemian nook • Fully equipped kitchen with essentials, including a filtered water dispenser in the refrigerator • Workspace: A blue desk with a rolling stool sits under the TV. Need a full chair? Just ask—we’ll provide one. Sofa Bed Setup: 1. Pull the sofa bed fully open. 2. Find the zipper at the bottom left (under the sheets). 3. Inside is an inflatable mattress for extra comfort. 4. The pump is stored in the furnace room (ask me to get it for you). 5. Inflate, zip back, and you’re good to go! Extra sofa bed blankets are kept locked—just let me know if you’d like them prepared in advance. Guest & Visitors • Only registered guests listed on the reservation may enter the apartment. • All guests must provide a valid photo ID through the Airbnb messenger application. • No visitors, parties, or events allowed. Unauthorized guests are considered trespassers and may result in: • Immediate cancellation of your reservation • No refund • Police involvement, if necessary • For insurance and Airbnb policy reasons, ONLY the guests listed on the reservation are allowed inside the property. This helps protect from liability issues, ensures compliance with the insurance coverage, and prevents unauthorized visitors from causing potential damage. •Security cameras monitor exterior areas to confirm compliance. •If complaints are received from neighbors or residents regarding you or any member of your group violating these rules, we reserve the right to cancel your reservation. All minor children must be supervised at all times, and minors are not permitted to consume alcohol on the property. •Guests are responsible for any damage, missing items, or misuse, including amounts exceeding the security deposit. •Illegal drug use, firearms, or underage drinking will result in immediate eviction with no refund. • The property owner, management, or association does not insure guests’ personal property and vehicles. Guests assume all risk for loss, damage, or theft while on the premises. •Travel insurance is offered before confirming your reservation — we strongly encourage you to purchase it for your own protection HEAT DAMAGE POLICY & GARBAGE DISPOSAL •No garbage disposal. Use the sink strainers and place all food waste in the trash. •Heat-resistant mats are required for all hot items, including pots, pans, and hair tools. •The kitchen and bathroom countertops are made of heat-sensitive quartz. •Do not place hot items directly on the countertops. •Placing hot items on quartz can cause cracks or permanent heat damage. •Any countertop damage will be charged to the guest. No exceptions. Kitchen: Kindly Request Ventilation While Cooking •If cooking regularly, curry, fish, etc, please!! Open the 2 living room windows for ventilation to prevent lingering odors. This will help prevent the smell from penetrating the furniture. Bathroom & Plumbing Guidelines This is a beautifully remodeled 1947 home. While the plumbing functions properly, the original sewer system is still in place. •DO NOT flush anything other than human waste. This includes toilet paper, tissues, paper towels, feminine hygiene products, wipes, or any trash. •All paper and waste must be disposed of in the trash can provided. •Important Notice & Consequences and why this matters: Improper use of the toilet can cause severe clogs and damage to the main sewer lines. In the past, a guest flushed an excessive amount of paper at once, which resulted in $9,500 in sewer line repairs. •If these rules are not followed and the main sewer lines become clogged, the guest will be fully responsible for all repair costs. •To avoid plumbing failure and costly repairs, these guidelines are mandatory and must be followed at all times to keep the home functional and comfortable for everyone. •For your safety, always keep the shower curtain inside the shower pan to prevent leaks and slips. Essentials • Please remember that you are renting a private listing, not a hotel room. For your convenience, some essentials may be provided for you upon arrival. These items, such as spices, cooking oil, toilet paper, bathroom soap, etc., are a start-up kit and may not last for your entire rental period. We recommend you bring your own. • We provide you with fresh towels and bedsheets that have been thoroughly disinfected using Clorox, vinegar, and baking soda to ensure the highest level of cleanliness. • For makeup removal, we kindly ask that you use the conveniently provided FREE package or purchase additional disposable makeup wipes available for $3.00 per pack. This helps us avoid permanent stains and maintain the quality of our towels. Cleaning • We ask all guests to properly use, operate, and safeguard the premises, including furniture, appliances, and all electrical and plumbing fixtures. • The rental fee includes a standard cleaning service, which covers changing and washing sheets and towels, and cleaning bathrooms, bedrooms, and kitchen floors at checkout. • Excessive mess, missing items, damage, or permanent stains to towels or linens (including blood stains) will incur a fee of $250+ charge. Security deposits may be retained to cover such costs. Trash Disposal • Trash may bring ants and other pests in. • Please leave all food inside the refrigerator, and all doors and windows closed to avoid ants and mosquitoes entering the listing. • For your convenience, a large trash bin is located outside the apartment on the North side. You may use it when your kitchen bin is full or to dispose of all trash at the end of your stay. Keys & Door Codes • Guests are responsible for lost, damaged, or misused keys/codes. Replacement cost: $150–$200. Pet Policy — No Pets Allowed We love animals, but unfortunately, we cannot accommodate them. As this is my primary and only home, pets cannot be accommodated due to my asthma and severe allergic reactions to pet hair and dander. Please note this is a strict health requirement, not a preference. I truly love animals—but unfortunately, my allergies make it impossible to host them on the property. Violations will result in Immediate eviction without refund. Local Recommendations In your Airbnb app, go to Arrival Guide, then click Guidebooks.
