General Restrictions & Penalties * No Smoking or Vaping: Strictly prohibited indoors and on the balcony. Only allowed outdoors by the fire pit. A $475 deep-cleaning fee applies if smoke is detected inside. * No Parties or Events: Unauthorized gatherings are strictly forbidden. * Quiet Hours & Lighting: Quiet hours begin at 11:00 PM. Outdoor lights turn off automatically at 12:00 AM. * No EV Charging: Charging electric vehicles (including Teslas) using property outlets, adapters, or extension cords is strictly prohibited. Guests are liable for all utility costs or electrical damage. * Property Care: Do not move or rearrange indoor or outdoor furniture, appliances, or the BBQ. Guest & Visitor Policy * Registered Guests Only: Only the exact number of guests on the reservation are permitted on the property. * Prior Approval Required: Additional visitors must be disclosed and approved in advance, subject to extra charges. * Violation Penalty: Unapproved guests or gatherings will result in immediate termination of your stay without a refund. Arrival & Parking * Directions: Enter through the main driveway entrance (marked by the mailbox and green plate). Follow the driveway to the house. * Suite Access: The suite is on the main floor. Go up the steps and turn left to the brown private entrance door. Lockbox codes are sent on arrival day. * Parking Location: Park only in the designated area farther from the house under the trees. Falling debris may occur; park at your own risk. * Emergency Access: The main driveway must remain completely clear at all times. Kitchens & Refrigerators * Display Kitchen (Main Living Area): For beverages and light snacks only. Use the Samsung refrigerator here exclusively for drinks. * Chef’s Kitchen (Attached Suite): Use this fully equipped kitchen for all regular cooking and dining. Features an induction stovetop with compatible cookware in the cabinet below. Use the KitchenAid refrigerator here for all groceries. Laundry & Amenities * Optional Laundry Access: Washer and dryer available upon request for $50 for the first 2 nights, plus $25 for each additional night. * No Chemicals Provided: Due to allergies, laundry detergent and cleaning chemicals are not provided. Please bring your own. * Indoor Footwear: Guests are highly encouraged to bring their own slippers for comfort. Pool & Safety Rules * Pool Status: This is a swimming pool, not a hot tub. It is heated to 23°C (73°F) but may feel cool initially due to forest shade. * No Lifeguard: Swimming is entirely at your own risk. Guests must rinse off in the outdoor shower before entering. * Pool Ladder: The portable insert ladder must never be lifted, moved, or tampered with by guests to avoid tearing the pool liner. * Supervision & Wildlife: The property is located in a natural forest area with local wildlife. Guests assume full responsibility for closely supervising children at all times. Restricted Areas & Utilities * Electrical Systems: Do not disconnect, alter, or tamper with any wiring, lighting systems, or automatic devices. * Technical Room: The Pool Equipment/Technical Room is strictly off-limits and monitored by a security camera. * Tampering Penalty: Touching utility equipment or entering restricted zones will result in immediate eviction without a refund, plus repair costs. Fire Pit & BBQ * Open Flames: Candles and open flames are forbidden everywhere except inside the outdoor fire pit. * Firewood: Bring your own, buy our limited on-site supply for $15 per bushel, or purchase locally in Mansfield (a 2-minute drive away). * Charcoal BBQ: Located in the backyard in front of the fire pit. Guests must bring their own charcoal and fire starters. Room Specifics & Checkout * Nature Bedroom: One bedroom features floor-to-ceiling windows on three sides and has no curtains. Guests wanting darkness or privacy should use the other two bedrooms, which include window coverings. * Septic System: Flush toilet paper only. Place all wipes, paper towels, and sanitary products in the trash bins. * Garbage Removal: All trash must be taken with you when you leave. Leaving garbage behind results in a $50 disposal fee. * Checkout Cleaning: Please wash all used dishes and leave the space in the same condition you found it.
