>>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking.
>>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes.
>>A security deposit (bond) is required and will be authorised separately.
Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.
>>No schoolies or toolies permitted.

>>The property hosts up to 8 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance.

>>Parking is limited: maximum of 3 cars.
>>Special requests ( ie extra bedding) must be made 48 hours in advance.
>>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required).
>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.
>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)
>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.
>>Neighbour complaints = immediate removal or cancellation of booking
>>Accidental/deliberate damage will incur repair or replacement charges.
>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

>>Smoking: $1,000 “Smoke Damage” cleaning fee.
>>Security call-outs:

>>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine.

There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges.
>>Pets (where allowed) require prior approval: $37 per pet, per night (max 2 pets).
>>No pets on furniture, no excessive barking/shedding
>> We need to know the breed, age and size of the pets, and the type of pet.
Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house.
Pets cannot be left alone in the house.
You are responsible for any mess or damage your pet leaves behind or injury to another person.
If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement.
All dog waste must be cleaned up from the backyard before departure. Failure to do so will result in a $200 cleaning fee.
